Matt Durbin of Konrad Olson Commercial Real Estate would like to congratulate Feder Properties on the sale of its building at 310 NP Avenue.  Matt represented Feder Properties. The Feder family has owned 310 NP for over 50 years.  During that time 310 played a part in history when, in 1959, the Brownie Bakery constructed an oven at 310 NP to bake the worlds largest loaf of bread.  This loaf of bread was then transported in a raging blizzard and ice storm from Fargo to Washington D.C., where it was presented to president Dwight D. Eisenhower, who cut the first slice.  This public relations tactic was done to bring attention to the newly formed North Dakota Wheat Commission.

On May 23rd 2011, Fritz Properties LLC, parent company of Office Sign Company, LLC,  bought a piece of history when it purchased the 10,500 square foot office warehouse.  Located in Fargo’s Central Business District, 310 NP Avenue is in a pocket of downtown two blocks East of Broadway also experiencing a rejuvenation.  The incentives from the then newly formed Renaissance Zone, sparked the renovation on 310 NP to began in 2003.  310 NP was not the first building to take advantage of Renaissance Zone incentives in the area. It was not long for other buildings along NP Avenue to take advantage of the Renaissance Zone incentives.  Today this neighborhood in Downtown Fargo is home to many fine professional offices.  Fritz Properties LLC is now the landlord to two of these business.  FM Title got its start in the office portion of the building in December of 2010.  Six months later and with many commercial and residential real estate transactions closed, they agree that locating to 310 NP was a good business decision.

Office Sign Company will occupy the remaining portion of the building.  Office Sign Company was established in 2008 with two employees in the basement of Ryan Fritz's home in South Fargo. Twelve months ago Office Sign Company took 1500 square foot office space and this month they committed to 6900 square feet of office, sign production and warehouse space.  The additional production space and a more efficient production process, growth at Office Sign Company is expected to continue.  The South end, or back, of the building which fronts along Machinery Row Avenue N will be Office Sign Company’s primary entrance.
